Charlotte MSA Market Geography
Industrial Real Estate in Rowan County, NC
Rowan County sits at the northern end of the Charlotte metro along the Interstate 85 corridor, roughly halfway between Charlotte and the Triad. That position, anchored by Salisbury, Kannapolis, China Grove, and Landis, is exactly why it has become one of the most active industrial markets in the region. When a distributor or manufacturer wants Charlotte access without Charlotte pricing, Rowan is increasingly the answer.
The market at a glance
The submarket holds roughly 26 million square feet of industrial inventory, and over the past year it absorbed a historic amount of new space, even as developers delivered an enormous wave of speculative product.

12-Mo Net Absorption
Vacancy currently runs at 17.7%, above the long-run average, but that number tells only half the story. It reflects a supply surge led by The Silverman Group's 2.5 million square foot 85 North Logistics Center, not weak demand. Net absorption hit a record 3.2 million square feet, rents are still climbing nearly 4% year over year, and the construction pipeline ahead is modest by comparison. That's the profile of a market growing into its space, not one losing tenants.
What's driving demand
The fundamentals are simple: land, labor, and logistics. Rowan offers developable industrial sites at a basis well below Mecklenburg County, a workforce drawing from both the Charlotte and Triad labor sheds, and direct I-85 frontage that puts trucks on the road to the Southeast's major population centers within hours. Public investment has reinforced it; the City of Kannapolis's KC 100 building is a clear signal that local government is leaning into industrial growth.
Submarkets and product
Most of the bulk logistics product clusters along the interstate, where the large new distribution buildings have landed. Beyond the big boxes, Rowan still offers a healthy supply of smaller flex and specialized industrial space, the kind of mid-bay and owner-user buildings that often trade with far less competition than the marquee logistics deals. Land assemblage along I-85 remains some of the most interesting industrial opportunity in the county.
The opportunity
Rowan rewards investors who can read past a single vacancy figure. Pricing remains a meaningful discount to the Charlotte core, rents are rising, and the supply wave that pushed vacancy up is already moderating, which historically is when basis advantages are widest. The discipline is in underwriting which submarkets and which buildings will lease first as the new space fills. That's exactly the kind of call we help clients make.
